A finished three-bedroom leasehold villa here already costs from USD 240,000 up to USD 350,000, per Kedungu Real Estate. Building your own on raw land is not automatically the cheaper route, and the only honest way to check is to work the numbers for a real plot rather than guess.

What a Real Plot Costs to Build On

This coast carries no construction-cost figure of its own. Rumavi's 2026 tiered guide for Bali as a whole puts a basic finish near IDR 6 million a square metre, rising toward IDR 15 million for a high-end one, a spread gathered island-wide rather than sampled here.

Why This Comparison Will Never Be Exact

A finished villa price already includes a builder's margin, so a like-for-like comparison always looks closer than it feels once you are the one managing a build.

Two things to check before you trust any of this math for your own plot:

Which Route Actually Suits You

Buying finished suits anyone who wants to move or start renting within the year. The price is fixed at signing, the construction risk sits with someone else, and Kedungu Real Estate's own listings show what that actually costs today.

Building suits a narrower group:

  • Buyers with time to manage permits, a builder and a supervision schedule over many months.
  • Buyers already working with a builder based in Kediri district, who can price the plans directly rather than lean on a Bali-wide average.
  • Buyers who specifically want a layout or finish that no current listing offers.
