- Your budget, and the currency it's in, USD or IDR, plus whether a finished villa or raw land is the goal.
- Which of the four villages interests you, Belalang, Pangkung Tibah, Nyanyi or Beraban, or whether you want us to suggest one.
- Your preferred tenure: leasehold, Hak Pakai, or a PT PMA structure for a rental business.
- Your timeline, and whether you can visit in person or need to buy from overseas.
- If a specific block or listing already has your attention, share its pin, a screenshot, or just the road name.

When something we know of actually matches your brief, land or a villa, it reaches you with the zoning already worked out. When nothing fits, we say so directly instead of adding you to a list and following up for months.
