That matters more than it sounds, because Indonesian law does not fill the silence with a default rule. Whatever your contract says, at signing, is what actually happens when the years run out.
The Contract Decides the Building's Fate
Guides on the subject agree on one point: Indonesian law never legislates what happens to a building once its lease ends. Getting paid out, being offered a buy-back, or being made to clear the structure yourself all depend on wording the two of you agreed at signing.
Skip that clause and the building's fate becomes whatever you and the landowner can hash out later, with no law nudging either side toward a fair split. Raise it with a notary while the lease is still being negotiated, not once the clock is already running down.
Extension Clauses Only Work If Written In
A lease does not renew itself just because both sides are happy with the arrangement. Unless the original contract sets out a renewal mechanism, agreed price basis and notice period, hitting the end date means renegotiating the whole arrangement from scratch.
That fresh negotiation happens on the landowner's terms, not yours. Land in Kedungu has risen sharply in recent years, so a landowner renegotiating a renewal near expiry is unlikely to offer today's rate for tomorrow's years.
What Happens If the Landowner Sells or Dies
A Hak Sewa lease is a contract between named people, not a right recorded against the land itself. That raises a real question: what happens if the landowner sells the plot, or passes it to heirs, partway through your term?
The lease does not automatically vanish, but nothing guarantees whoever inherits the land, or buys it from the original owner, treats it as binding unless the contract addresses that scenario directly. A well-drafted agreement names successors and heirs explicitly. A thin one leaves you arguing a point nobody wrote down.
Reselling Means Reselling Fewer Years
Each year you spend in the villa is one fewer year left for whoever buys the lease from you next. The arithmetic is simple, but easy to forget when a listing quotes only the original term rather than the years actually remaining.
No published formula exists for how much value a remaining year is worth on this coast specifically, so treat a seller's discount for a shorter term as an opening offer to negotiate down, never a fixed rate that holds elsewhere.
Ask for the remaining term in writing before you ever discuss price. A listing that quotes only the original length, rather than years left from today, is not giving you the number that actually matters to a buyer.
Most of This Coast's Leases Are Still Young
Kedungu's villa stock skews recent. Development here shifted from a traditional fishing and farming economy toward leasehold villas only from around 2021, alongside Nuanu Creative City's masterplan and its accompanying wave of smaller projects.
That timing works in a buyer's favour today: a lease signed in the last few years still has most of its term ahead of it, whether it runs 23 years or 29. It will not stay that way forever, and a decade from now this coast's resale market will look very different.
Nuanu's own Black Sands Oasis has not even reached completion yet, targeting a Q2 2028 handover, which means a lease clock on those units has not started running down at all.

No. Hak Sewa is a private contract, not a registered right at BPN, so no government office tracks the end date. Only the signed agreement itself, and whoever kept a copy, marks it.

Whatever the contract says, and nothing else. There is no statutory default in Indonesian law, so compensation, buy-back or removal only apply if the original agreement actually wrote them in.
